What a good tune-up checks
HomeGuide’s checklist includes:
- Flue and vent connections
- The filter (cleaned or changed)
- The igniter, burners, and pilot if it has one
- The blower, fan, and motors
- A combustion analysis on gas furnaces
- Electrical parts and the thermostat
- The heat exchanger
- Ducts for leaks, and the condensate drain on high-efficiency furnaces
Ask for a written report of what was checked and what was found.
Why it matters a little more in Utah County
- Altitude. Provo sits at about 4,550 feet and Orem at about 4,775 feet, and towns like Santaquin are close to 5,000 feet. The national gas code reduces a furnace’s input above 2,000 feet. A tune-up is a good time to ask whether the furnace is set up for our elevation.
- A long heating season. Angi suggests a fall and a spring visit where the furnace runs from fall into late spring.
- Snow on the vent pipes. High-efficiency furnaces vent through white plastic pipes on the side of the house. Ask the tech to show you where they are so you can keep them clear after storms.
- Filters. Angi says to change the filter every one to three months between visits.

Five questions when you book
- Is it a flat price, and what’s included?
- Does it include a combustion analysis and a carbon monoxide check?
- Will you check the gas input for our altitude?
- If you find a problem, will you quote it before doing any extra work?
- What’s your Utah license number? Check it on the Utah Division of Professional Licensing lookup.
Fair questions
Do I really need one every year? Angi recommends servicing a furnace at least once a year. It also catches worn parts before they fail on the coldest night. Check your warranty paperwork for any maintenance requirement.
Is a yearly maintenance plan worth it? Compare the plan price with a single tune-up. HomeGuide puts yearly maintenance at $150 to $500, including minor repairs.
